CheckHome.ai is an independent advisory service for people buying property in Spain. We work for buyers only. We do not list properties, represent sellers, or take commission from developers or estate agents.

What the service is

The advisor answers questions about the Spanish property market using our own database of asking prices and area data, together with a set of verified facts about the buying process. Property Reports compare a specific property against that data and flag things to check.

What the service is not

Not legal, tax or financial advice. Spanish property law is regional and changes. Instruct an independent Spanish lawyer before signing anything or paying a deposit.
Not a valuation or survey. Our figures are asking-price analytics, not verified sale prices, and never a substitute for a professional valuation or structural survey.
Not an estate agency. We do not list, sell or hold properties, and we do not take money from sellers.
Not a guarantee of availability. Market data describes patterns, not properties you can buy today.

Accuracy, and its limits

The advisor is an automated system. We ground its answers in our own data and refuse questions we cannot answer from verified facts, but automated systems can still be wrong or out of date. Treat every figure, tax rate, legal step and deadline as something to confirm with a qualified professional before you rely on it. If you spot something wrong, tell us at [not configured] — we would rather be corrected.

Being introduced to a buyer's agent

If you ask, we may introduce you to an independent buyer's agent. The introduction is free to you and carries no obligation. We may receive a referral fee from that agent if a purchase completes. This does not increase what you pay, and it never comes from a seller, developer or listing portal — that is the whole point of being buyer-side. Any agent we introduce is a separate business, responsible for their own advice and conduct; we are not party to your agreement with them.

Price

The service is free during early access, including a limited number of Property Reports. Nothing is charged today and no payment details are collected. If paid features are introduced, the price and terms will be shown before you are asked to pay anything.

Acceptable use

Do not submit other people's personal details without their knowledge.
Do not attempt to break, overload or extract our database.
Do not use the service to give onward professional advice as if it were your own.

Liability

The service is provided as-is during early access. To the extent the law allows, we are not liable for losses arising from decisions you take based on it. Nothing here limits liability that cannot be limited by law, including for death, personal injury, fraud, or your statutory rights as a consumer — which, if you are an EU or UK consumer, remain fully intact regardless of anything on this page.

Governing law

These terms are governed by the law of Spain. If you are a consumer, you keep the protection of the mandatory law of your country of residence and may bring proceedings there. The European Commission's online dispute resolution platform is available at ec.europa.eu/odr.
