We are a buyer-side advisor. We do not sell your details to estate agents, developers or sellers, and we do not run advertising trackers on this site. This page describes exactly what we collect and who it reaches.

What we collect
When you use the advisor
- The messages you send. These are processed to produce a reply. Do not send passwords, bank details, passport or NIE numbers — the advisor never needs them.
- Property links you paste. We fetch the page to read its details.
- A name and email, if you enter them to start a session. These are stored in your browser, not on our servers, until you submit an enquiry.
When you ask to be connected with a buyer's agent
We collect your name, email, and optionally phone number, budget and the property you are considering. This is the only point at which personal details reach our database.
Usage measurement
We record which pages are opened, when a conversation starts, when a report is produced and when an enquiry is submitted. These events carry a random identifier that lives in your browser tab and is discarded when you close it. They contain no message content — only the length of a message — and no cookies or cross-site identifiers are used. We deliberately do not use Google Analytics, Meta Pixel or any comparable third-party tracker.

We store the following on your device. Clearing site data removes all of it.

The language cookie is a preference you set. The rest is local storage, which is not transmitted to us automatically. Whether the usage measurement above qualifies for the audience-measurement exemption from consent in your market is a question for your legal adviser — it was designed to fit it, but that is not a determination we can make for you.

Some of these are in the United States, so your data may be transferred outside the EEA and the UK under the relevant standard contractual clauses or adequacy decision.
Why we are allowed to do this
- Your request — to answer your questions and pass an enquiry to an agent, at your explicit instruction.
- Legitimate interest — to keep the service working, prevent abuse and understand in aggregate how it is used.
How long we keep it
- Enquiries — kept while we are helping you and for a reasonable period afterwards, then deleted on request.
- Usage events — anonymous, and not linked to you.
- Conversations — held in your browser; we do not keep a copy of the chat.
Your rights
In the EU and UK you may request access to your data, correction, deletion, restriction, portability, and you may object to processing. Write to [not configured]. You also have the right to complain to a supervisory authority: Agencia Española de Protección de Datos (AEPD), www.aepd.es.
Automated advice
Replies are produced by an automated system using our market database. They are general information, not legal, tax or financial advice, and no automated decision with a legal effect is made about you. Always confirm anything important with an independent Spanish lawyer before you commit money.
